hi this is my first post, and i did search but dint find what i am lookin for...

I am a FTB and I have seen a flat in the Ibrox area which is very close to Ibrox stadium, literally across the street pretty much and I was wondering if that area is going to be spruced up? As I see alot of boarded up old flats which I have been told are to be knocked down for a hotel complex and casino?

Wondering if its a good idea or not to consider that area as a place to buy.

Depends on whether you are looking for an investment or a place to live.

I've lived just down the road for almost six years now, and it is much better than I thought it would be before I moved here :) .

More space for your buck too, and even if most of the local pubs are mildly scary you can always take a stroll across the Bells Bridge and you're in the West End in fifteen minutes.

I've lived in Ibrox for well over 20 years and although it's maybe not the most salubrious of inner city neighbourhoods [but there are a lot worse!] I've actually grown quite fond of it.

Public transport facilities are excellent - you've got 2 Subway stations [Ibrox and Cessnock] and loads of buses along Paisley Road West. If you're a driver access to the M8 is a few minutes away.

Bellahouston Park is a 10 minute walk and the Pollok Country Park is just a bit further along off Dumbreck Road.

Plenty of local shops along at Cessnock and there's an Asda superstore off Helen Street.

The boarded up council flats belong to the Hinshelwood estate which is in the process of being demolished. There are plans to build a supercasino on the vacant site if a] the government decides Glasgow will be the first British city to get one and b] if the City Council decides this will be the appropriate site for it. If the casino doesn't come off I imagine the site will be developed for residential use.

On match days the area is heaving with Rangers fans [particularly Copland Road and Edmiston Drive] but I've never seen any real trouble beyond a bit of chanting from the usual braindead subjects. In any case the crowds quickly disappear when the match is over.

As Josef says, stay away from the local pubs.

I've got an acquaintance along in Kinning Park who's dreaming of the days to come when Paisley Road West is awash with coffee shops and wine bars for the BBC media types.... Wouldn't bet money on it - though looking at property prices it seems some people have done. As Josef says, you still do get more space for your money. And it's nice being close to the river.

I heard someone from Scottish Enterprise Glasgow saying even if Glasgow does get the casino, it's unlikely to be at Ibrox - it would rule out half the potential market ever going there (being an incomer I didn't understand that :wink: ) and anyway, the council owns the rival SECC site...

An insight to whats being planned at ibrox iainw. There will be a leisure centre whether the casino gets the go ahead or not, there are further developments happening in and around edmiston drive, the area does seem to be on the up in the next few years.

I'm a little concerned at that artists impression..... every existing building in the area is represented somehow.... except the tenement block I'm in!

If your going to buy one so close to Ibrox, make sure its one of the old sandstone blocks because they arent getting demolished

Dear all, thanks for the advice! I can see the flat in the artists impression of the future ibrox area, part of me thinks it will make it much much busier most of the time, not sure whether this will be beneficial or detrimental to the property value as I am just a mere FTB.

I looked at the st last night and it seems quiet, spoke to a possible neighbour of the future :D and he said livin there was fine but it was just a bit of a stuggle and grunt on match day.

I looked at a flat in 'the drives' in dennistoun which is o/o 85 and 1 bed, this one is 3 bed and o/o 89... so really hop I like this one when i go see it today!

iainw things would be better if they reinstated Ibrox rail station. If all this so called development did take place this would also help the local area.With the academy across the road Im sure it would gett more use also.

Does anyone know how much involvment, either financial or general running of, the glorious HMFC Rangers have in this venture? That artists impression of the entertainment complex looks awffy similar the main Ibrox stadium.

Thanking you. So it looks as if half the profit will be split between RFC and Las Vegas, the other half going to Westminster and not a lot left over for "regeneration". Just a 1000 or so low paid jobs. Something smells about this I think!

I would do a wee search, PK. There are posts on other threads expressing the opinion that in the unlikely eventuality of Glasgow getting the go-ahead, it is further unlikely that Ibrox will be the site.

I will say, though, that having once worked in the casino industry, despite the fact that it is a low(ish) paid occupation, I have had several previously unemployable friends that have used it both as a gateway to opportunity and as an opportunity to see the world whilst getting paid for it.

And the profits have almost always gone elsewhere too, if not to Las Vegas then to London. At least with RFC, you could ask where else other than the West of Scotland are they going to spend the money :) ?

so if they dont get the supercasino, it will be this big sports complex and residential as shown in the artists impression???



went to see the flat yesterday and it is 'kin awesome! its o/o 89k but i thin its more likely gonna go for 130k... i hate it when they put low startin prices... you go to see it in anticipation and then by the time you've seen it you think: i cannae afford this...... flat buyin is a pish and stressful activity.

The usual result is around the o/o price +30%

With a little bit of research you can see what similar properties in the area have sold for recently which will help you come up with a sensible amount to offer, if you decide to go for it
